Signings We Handle

Real estate signings come in many forms, and each package has its own instructions from the lender, escrow or title company. We regularly meet signers for purchase and sale transactions, refinances, home equity lines of credit, seller packages, buyer packages and other real estate documents that require notarization. During the appointment, the notary verifies each signer’s identity, witnesses signatures, completes the required notarial acts and makes sure the package is ready to be returned according to the instructions provided by escrow or title.

A signing appointment is not a legal consultation. The notary cannot explain the terms of a loan, advise a borrower whether to sign, or change any document. Questions about loan terms, figures or closing conditions should be directed to the escrow officer, loan officer or attorney handling the transaction — ideally before the signing begins, so the appointment can run smoothly.

For Escrow, Title & Lenders

Escrow and title professionals need signings that happen on time and packages that come back complete. When you book with The OC Notary, tell us the property location, the number of signers, any printing or delivery instructions in the order, and the deadline the signed package must meet. We travel throughout Orange County — including Irvine, Anaheim, Newport Beach, Huntington Beach, Santa Ana and the surrounding cities — and to West LA, including Marina del Rey, Venice and Santa Monica. For Borrowers & Sellers

If you are a borrower or seller, your escrow or title company may arrange the signing, or you may be asked to find a mobile notary yourself. Either way, here is how to prepare. First, have a valid, government-issued photo ID ready for every signer — our ID requirements page explains what is accepted. Second, do not sign documents ahead of time unless you are told to: many documents must be signed in front of the notary. Third, plan for the full appointment — a loan package takes time to work through page by page, and signers should be present for the whole signing. If anything in the documents looks wrong — a misspelled name, an old address — contact escrow right away rather than waiting for the appointment.

Because we are a traveling service, the signing happens where the signers are. We meet clients at escrow and title offices, real estate brokerages, law offices, homes, offices, coffee shops and other agreed locations across Orange County and West LA. Hospital and workplace signings can also be arranged. The goal is simple: the right people, the right documents and a notary, all in the same place at the same time.
